How long does a resale purchase take?
Typical resale transactions close in 4–8 weeks from offer to keys. The timeline depends mainly on legal due diligence and the seller's readiness. We work in parallel to keep this as fast as possible without cutting corners.
Are transfer fees really cheaper than VAT?
Usually yes — but it depends on price. At €300K, total transfer fees are ~€13,400 vs. 19% VAT which would be €57,000. Even vs. 5% VAT at €15,000 the difference is minimal — but resale gives you instant ownership on top. See our Tax guide →
Can resale qualify for Cyprus PR?
Not directly — resale doesn't qualify for the standard €300K PR route. Cyprus' fast-track PR program (Option 1) is reserved for new properties bought directly from a developer. Resale only qualifies under Option 2: a resale property at €300K+ plus an additional €200K invested in qualifying Cyprus financial instruments (government bonds, AIFs, or Cypriot company shares held for 5 years). What about hidden structural issues?
