Are you really 100% free for buyers?

Yes. Developers in Cyprus pay our commission — not you. We earn the same fee from every developer we work with, which is why we never push one over another. Our incentive is finding the right property for you, not the one that pays us more.

Do I need to be in Cyprus to buy?

No. We handle the entire process remotely — video tours, drone footage, virtual viewings, document signing via Power of Attorney. Most of our international clients only fly in for the final walkthrough or handover. Some never visit before purchase.

How does the €300K Permanent Residency route work?

Buy a new property worth €300,000 or more (plus VAT) and you qualify for Cyprus Permanent Residency for life — covering you, your spouse, and dependent children. PR gives you full residence rights but not citizenship. Read the full PR guide.

What's the difference between off-plan and resale?

Off-plan means buying before construction is complete — lower prices, staged payments, and you can still influence finishes. Resale is a finished property bought from the previous owner — you move in immediately and pay 0% VAT. Each suits a different buyer profile and we'll help you decide which fits.

What taxes and fees do I pay as a foreign buyer?

VAT is 5% on a primary residence (new property) or 0% on resale. Transfer fees apply on resale only. Annual property tax is 0% in Cyprus, and there's no inheritance tax. Capital gains tax is 20% on profit when you sell. Full tax breakdown here.

How long does the buying process take?

For resale: typically 6–8 weeks from offer to keys. For off-plan: weeks to sign the contract, then completion follows the construction timeline (12–36 months depending on the project). We coordinate every step with vetted lawyers and accountants so you don't get stuck on paperwork.
